The shorter format reports are suitable for purposes such as Stamp Duty, Capital Gains Tax, Pre-sale and Pre-Purchase and Estate Planning and Probate. These reports provide details such as a brief description, location, amenities, market trends, improvements and the sales used to determine the fair market value of your property.
Valuations for court purposes such as for Family Law require what’s called a ‘Long Form Report’, which provide a lot of further detail for the courts to analyse. The turnaround time for these reports is around 1-2 weeks. Similarly for Commercial, Industrial, Retail and Rural properties since the process for valuations are much more involved, these reports are complete within a similar timeframe.
