Why the date matters
A clear record at a key date.
For affected owners, 30 June 2027 marks the boundary between the existing CGT treatment and the new rules. An independent valuation records your property’s market value at that date.
The legislation allows eligible owners to use market value or an authorised apportionment method. Your accountant can explain the available choices and how they apply to you.
A valuation does not guarantee a tax saving. It gives your adviser evidence to work with.
How it works
CGT valuations, without an unnecessary site visit.
A desktop valuation can be sufficient for CGT purposes where reliable property information and comparable sales support the assessment. There is no blanket requirement for an onsite inspection. We review your property details and confirm the appropriate service and fee before you pay. If an inspection would help resolve gaps in the available information, we explain why and discuss it with you.

Understanding the assessment
Evidence for your accountant to assess
Your property’s growth may differ from a formula-based estimate. An independent valuation provides evidence of market value at the specified date.
Your accountant can assess that evidence and explain which treatment applies to your circumstances. A valuation does not guarantee a tax saving.
Vanguard Valuations does not provide tax advice.
Who signs your report
Reports your accountant can rely on
Every Vanguard Valuations report is prepared by a Certified Property Valuer and signed by the valuer who did the work. Reports are prepared in line with ATO market valuation guidance and IVS and Australian Valuers Institute standards. Each report sets out the comparable sales, the method and the reasoning, so it holds up when your accountant, or anyone else, asks how the figure was reached.
Speak with our team
Our team coordinates your instructions and can arrange a discussion with a valuer about your report. Michael Pung and William Pung are Certified Property Valuers and members of the Australian Valuers Institute.

Who this is for
For owners planning ahead
Ask your accountant whether the transition applies to your property and ownership structure before commissioning a report.
- Residential investors
- Houses and units held for capital growth, especially those bought well before 2027.
- Holiday homes and second properties
- Ask your adviser whether an exemption or concession applies to your second property.
- Former homes now rented
- A home that became an investment may already have a cost base set at the date it first earned income. The 30 June 2027 value adds a second reference point. Ask your accountant which dates apply.
- Inherited and estate property
- Your adviser can confirm the relevant valuation dates and any estate or main residence exemptions.
- Trust-held property
- Tell us the ownership structure and your adviser’s instructions so we can confirm the valuation purpose and report addressee.
- Portfolios
- Two or more properties can be instructed together. Add every address to one application and we quote them as a set.
For accountants and financial advisers

Your questions
CGT valuations, clearly explained.
From the valuation date to the report you receive.
General information, checked 29 September 2026. Your tax adviser should confirm how the rules apply to you.
What changes to CGT from 1 July 2027?
For affected gains accruing from 1 July 2027, the reforms replace the 50% discount with inflation adjustment and a minimum 30% tax rate on realised gains. Transitional rules and exceptions apply, including particular new residential dwellings. Your tax adviser can explain your position.
Do I have to get the valuation done before 30 June 2027?
No. A retrospective valuation can assess an earlier date using the evidence available. Booking ahead helps us collect details of the property close to the valuation date and arrange access if an inspection is agreed. We confirm your fee and delivery arrangements before payment.
Why is the report issued after 30 June 2027 if I book now?
The report assesses market value at 30 June 2027, so it is completed after that date with the relevant market evidence. We confirm the delivery window before payment. Tell us about any deadline when requesting your quote.
What happens if I do not get a valuation?
A professional valuation is not compulsory for every owner. Eligible owners may have an apportionment option under the transition rules. Ask your accountant which approach applies and what records you should keep.
Is my family home affected?
A qualifying main residence can be exempt from CGT. Renting it out, using part for business, the land area and your residency circumstances can affect the exemption. Ask your accountant before ordering a valuation solely for the 2027 transition.
What if I lived in the property before renting it out?
You may need a valuation at the date the home was first used to earn income, if the home-first-used-to-produce-income rule applies. Main residence and absence rules can affect this. Ask your accountant which dates you need; a 30 June 2027 report does not replace a report for an earlier date.
Do I need a valuation when gifting property or transferring it to family?
Market value may be used for CGT where a property is gifted or transferred in a transaction that is not at arm’s length. A sale below market value does not necessarily reduce the taxable gain. Ask your adviser to confirm the relevant date and any exemption, then request a valuation for that purpose.
Are the negative gearing changes the same as the CGT changes?
No. Negative gearing concerns rental deductions, while CGT concerns gains on disposal. The negative gearing reforms have separate rules for existing holdings, new builds and established properties acquired after the Budget cutoff. Do not assume that protection under one set of rules carries across to the other. Your accountant should assess both.
What is the difference between desktop and inspected?
Both are signed valuation reports prepared by a Certified Property Valuer. A desktop valuation uses property records, supplied information and comparable sales without a site visit. An inspected valuation also includes the valuer’s observations from an onsite inspection. Both explain the evidence, method and assumptions used. The appropriate option depends on the property and the information available, rather than CGT purposes alone.
Is a desktop valuation acceptable for CGT?
Yes. A desktop valuation can be sufficient for CGT purposes when reliable property information and market evidence support the assessment. An onsite inspection is not automatically required. We review the available information and confirm whether a desktop valuation is suitable for your property before you pay.
Is an onsite inspection legally required for a CGT valuation?
No. There is no blanket legal requirement for an onsite inspection for CGT purposes. A desktop valuation can be sufficient where the available evidence supports a reliable market value assessment. If important property details cannot be established from records, photos or other information, an inspection may be appropriate. We explain the proposed scope before you pay.
Will the ATO accept the valuation?
Our desktop and inspected reports are prepared by Certified Property Valuers in line with ATO market valuation guidance and professional standards. Each report explains the evidence, method and assumptions supporting the assessed value. The ATO may review any valuation, so no valuer can guarantee acceptance of an individual report.
Do I need a separate valuation for every property?
Yes. Each property is a separate asset with its own evidence. Add each address to one application and we quote them as a set.
My property is held in a trust or SMSF. Is that different?
Yes. Tax treatment depends on the owner and structure. Trust beneficiaries may be affected differently, and SMSFs have separate tax and valuation requirements. Ask your accountant to confirm the purpose and valuation date, then include those instructions with your enquiry.
What if I just estimate the value myself?
Any market value used for tax purposes needs appropriate supporting evidence. A professional report explains the figure, method and assumptions so your adviser can review them. An online estimate or informal appraisal may not provide the detail required for your circumstances.
Is this tax advice?
No. We provide an independent opinion of market value. Your accountant or registered tax adviser determines how the rules apply and how the valuation should be used.
What if I am not planning to sell for years?
If the transition applies to you, the value at the transition date may still matter when you dispose of the property later. Keep the report and supporting records with your property documents and ask your accountant about record retention.
What should I provide with my valuation request?
Start with the address, property type, ownership name and any instructions from your accountant. Tell us about renovations, the property’s condition, unusual features and leases. Photos, floor plans and details of improvements can help support a desktop assessment. We will confirm which information we need and discuss an inspection if the available evidence is insufficient.
