Commercial and Industrial Valuations
Vanguard Valuations has extensive experience valuing commercial and industrial properties for a wide range of purposes. We are registered valuers providing expert reports that are both accurate in reporting and an affordable and efficient service for our clients.
We provide valuation reports on commercial and industrial properties for purposes such as:
- Pre-sale and Pre-purchase
- Stamp Duty
- Taxation
- SMSF Reporting
- Rental Reviews
- Compulsory Acquisition
- Compensation; and
- Property Settlement
Due to the complex nature of commercial properties as opposed to residential properties, so too do the methodologies of commercial property valuation.
Direct Comparison Approach
The Direct Comparison Method is based on the premise of comparing a subject property with other recent sales of similar properties on a “like for like” basis. It is the most commonly used method of valuation.Capitalisation of Net Income Approach
The Capitalisation of Net Income Method is most commonly used with commercial and industrial properties and involves applying an acceptable cap rate to the income or rent on the property. This rent can either be determined via a current lease or by working out the fair market rent if a lease is not currently applicable to the property.Summation Approach
The Summation Method is the process of determining the underlying land value of a property and then adding the depreciated value of the improvements to give a total property value. It is most commonly used for freestanding commercial and residential properties and cannot be used for single lots in a strata. No matter the size, location, or situation, Vanguard Valuations is here to service all your property valuation needs on commercial and industrial properties.Independent property valuers strive to find the “fair market value” of an asset without bias. It is the fair amount a buyer and a seller would accept and offer for a property in an open market. Often when it comes to buying a property, the listed price is not an indication of a fair price. This is because the listed price tends to consider where the property market is headed and what price could be achieved in the near future.
