Independent assessment

The building and assets, considered separately.

A depreciation schedule identifies relevant construction expenditure and depreciating assets to help your accountant assess available deductions. It is different from a market valuation.

Eligibility depends on the property’s history, acquisition and use, construction dates and the assets involved. Tell us about your property so we can confirm the appropriate service and fee.

The right scope

Start with the purpose.

Capital works

Eligible construction expenditure on buildings and structural improvements, subject to the applicable rules.

Plant and equipment

Eligible separate assets, such as certain appliances and equipment, with their tax treatment assessed individually.

Property history

Construction, renovations, ownership and rental-use records help establish what can be included.

What matters

A schedule tailored to the property’s history.

An older building may still contain later improvements that need separate consideration. Building age alone does not establish the deductions available.

Restrictions can apply to deductions for second-hand assets in residential rental properties. New assets, commercial property and particular ownership arrangements may have different treatment.

Prime cost and diminishing value are methods for eligible depreciating assets. Capital works follow separate rules. Your accountant confirms the claims, private-use adjustments and any cost-base implications.

Before we begin

What to send us.

We confirm the scope, fee and timing before you book.

  • Property address, purchase date and ownership details
  • Construction and renovation dates where known
  • Available building costs, invoices and asset records
  • Rental commencement, private use and accountant’s requirements

We’ll review your instructions, confirm the information and access needed, and explain the next steps. Tell us early about any deadline.

Your questions

Clearly explained.

Talk to our team about the property and your requirements.

Is my property eligible for depreciation deductions?

Eligibility depends on construction and acquisition dates, asset history, ownership and income-producing use. We review the property information and your accountant confirms the tax treatment.

Can an older property still have eligible items?

Potentially. Later renovations or additions and eligible assets may need separate assessment. The original building date is only part of the picture.

Can I claim second-hand plant and equipment?

Restrictions apply to certain second-hand assets in residential rental properties, with exceptions. Share the acquisition and use history with your accountant before assuming a deduction.

What if I do not know the original construction cost?

Provide the records available. Where the rules permit an estimate, it must be prepared by an appropriately qualified person using the required basis.

Is the purchase price used to calculate capital works?

The property’s purchase price is not the construction expenditure. Land and other non-eligible costs must be treated separately.

Does the schedule guarantee a tax refund?

No. Available deductions and their tax effect depend on your circumstances. Your accountant determines the claims in your return.

How much does a schedule cost?

The fee depends on the property, records and required work. Contact us with the address and property details for a confirmed quote.
