FAQ: Should a Valuer be local to your area?

When we value property, we take into account many different characteristics that individual property. There are some are small things such as trees blocking the view of the house from the street, but other things such as the suburb of the property can be a large contributor to the final value of the property. For this reason, it is important for the valuer to have knowledge of the area, but even more importantly the valuer should have the skills and training to be able to analyse the data available for the given area to be able to provide an objective result.

When someone is considering having a valuation done on a property, it might not always be possible to find a valuer who operates from that suburb or region. In this case, it is important to look for a valuer who has experience and has completed valuation reports on properties in the local surrounding areas in the past. It is more important to find a valuer with a proven record in that area than to find valuer whose office is in close vicinity.

It is also ideal to find yourself a valuer who is both well trained, skilled and has the right amount of experience under their belt. Valuers are trained to develop their skills in analysing data and available information from a wide range of sources. So although they may not be immediately local to a specific area, they should have the knowledge, skills and experience to be able to complete a valuation on a property regardless of its location.
